Looking for property management services?  Let us help.  We offer three types of management services.  

 

--PLATINUM-Advertise, show, lease, inspect, contact maintenance, and collecton (Plan A and B)

  • IRG will prepare, place, and pay for all advertising a IRG's sole discretion
  • IRG will show property to prospective tenant(s)
  • IRG will provide access online for tenants to pay rent and submit work orders through company website
  • IRG will collect and process applications from prospective tenants
  • IRG will negotiate, execute, re-negotiate, or cancel rental agreements/leases with tenants
  • IRG will coordinate all collection of security deposits, rental payments or other fees
  • IRG will maintain escrow account, as well as refund security deposit(s) to tenants less the allowable deductions within 30 days othe the tenant vacating.  
  • IRG will coordinate all collection issues and tenant evictions
  • IRG will coordinate all move in and move outs with 360 degree inspections (pictures included)
  • IRG will conduct routine inspections of the property this includes borough or township inspections
  • IRG will coordinate emergency interior/exterior maintenance (including common areas), improvements and repairs as needed to the property on the owner's behalf.  
  • IRG will coordinate transfer of utility services
  • IRG will process account payable and receivable transactions.  
  • IRG will provide year end reconciliation reports for tax purposes
  • IRG will regularly disburse owner draws of excess operating funds provided owner at all times maintains positive balances (by 30th of each month)
  • Owner will have access to owner portal on the company website to view monthly reports

 

--GOLD-Advertise, show, lease, inspect, emergency maintenance

  • IRG will prepare, place and pay for all adversting at IRG's sole discretion
  • IRG will show property to prospective tenants
  • IRG will collect and process applications from prspective tenants
  • IRG will negotiate, execute, re-negotiate, or cancel rental agreements/leases with tenants
  • IRG will collect security deposit(s) on owner's behalf.  IRG will deposit, maintain and refund security deposits.  
  • IRG will collect first months rent which will be turned over to owner within 10 days of the execution of lease
  • IRG will coordinate all tenant move-in and move-outs conducting a 360 degree inspection, pictures included.  
  • IRG will coordinate emergency maintenance.
  • IRG will provide year end reconciliation reports of escrow account(s) for tax purposesOwner is responsible for all other rent collection as well as eviction of tenant(s)
  • Owner shall maintain their own operating accounts and pay all expenses related to the property
  • Owner shall coordinate all routine maintenance and handle inspections with borough and township.
  • Owner will have access to an owner portal on the company website to view security deposit accounts

 

--SILVER-Advertise, show and lease

  • IRG will prepare, place, pay for all advertising at IRG's sole discretion
  • IRG will show property to prospective tenant(s)
  • IRG will collect and process applications
  • IRG will negotiate and execute lease agreements with tenants
  • IRG will collect first month's rent and/or security deposit which will be turned over within 10 days from execution of lease
  • Owner is responsible for all rent collection and return of security deposits, as well as eviction of tenant(s)
